Hello Edvard Kurnik I am Ivica Manovic from Australia, where exactly is these villiars being constructed, where exactly near Istria.
Do you have any planes to build them in Zadar by any chance.

Dear Mr. Kurnik,
I have looked at the presentation several times and still I have questions. Like the lady who wrote from Australia I would like to know exactly where on the map these villas are? Further, can they be bought with the opportunity to rent them when not using by the owner either through your firm, or by owner? What are your maintenance charges for up-keep? Finally, what about financing? D. Jackson

Thank you for all of your questions! They’re all very god.
First of all I would like to say something about us. We’re well known company based in Slovenia – Maribor and our core business is energetic- mainly in engineering of hi end biogas and solar power plants (http://www.keterorganica.com )We’re the leading company in this field in this part of Europe and villas Fameya are at the moment the our only project we have in the field of real estate. Plans for the future also include investments in real-estate, but for now we are focused on only this project.
So, at the moment we own and are able to offer only those 22 units for sale to the market. When somebody purchases one of our villas, the ownership transfers to them completely. That means that every owner has their own responsibility when deciding to rent out the house if he/she wants to. In this case we can only help every customer out in order to find the way which is most suitable for them (we have also prepared and told you about some of the possible solutions in previous videos and emails). As I wrote in my email, we also contacted the Danish tourist agency Novasol (http://www.novasol.com ) and ordered the analysis of the expected revenue of the future owner when/if they start renting out their villa. Their answer was approximately 18.000 EUR per villa per year. The expected revenue was created based on the experience they had so far during the years with similar properties and this number is also the net number that the owner gets (IF NOVASOL PROVIDES THE CLIENTS WHICH WILL RENT THE VILLA). Their commission is about 30% and if the owner has the experience in tourism business he/she can earn 30 percent more by renting by himself/herself.
Because we’re aware that renting the villas needs some additional work to be done we prepared additional services. For 150 EUR/month we’re offering all year round pool cleaning services, all year round gardening services and cleaning services. This services are already running in villas next to the Fameya and on the other similar settlements. They’re necessary because otherwise you need to be physically present at the location almost every week in order to properly maintain your property.
Financing is supported by NKBM – 2nd biggest Slovenia bank. For example: Monthly rate for 200.000 EUR loan repayment would be about 1.430 EUR. This loan is done in the form of financial leasing.

Regards from Slowakia. I have interes try the villa from 30.08. 2010 till 06.09.2010 and known the surrounds . Regards Peter
